SOUTH CHARLOTTE - NEWMAN MANOR - SOLD!SORRY TOO LATE! I'm always so good about taking photos - whether anyone will ever see them or not, I love taking pictures...and I really enjoy befores & after pictures. This one, sadly, I got so wrapped up in the moment that I completely forgot! So, instead, I'll share the story of this lovely sale.  Newman Manor is a wonderful townhome community, right in the heart of 7 private schools and on the edges of SouthPark in South Charlotte. I have sold several townhomes in this complex - it's small (only 30 units) and everyone knows everyone in the community! This seller had purchased the townhome in 1999 and had only added a Fisher-Paykel dishwasher in the 20 years that she'd owned the place. Now, she had added a 'back stairs' from the garage to a fully-floored attic area so that she could have easy access to her attic. She had also had her crawl space sealed. Inside, literally nothing was updated.  I pulled comparables in the community, all of which I'd toured and found that in the condition the home was in (November, 2019), she would likely be pushing the envelope to get $250,000 for her sale. That was fine with her but, I explained that if she updated it, she could sell for over $300K. Spending $25K, she could net another $25K if she would upgrade before listing. That $25K sounded great to her but, she just couldn't manage upgrades and didn't want contractors in and out of her house while she was living there. So, I got her permission to renovate after she moved out in January and we'd be ready to list in February. She was buying another home and didn't want to have to keep taking draws out for the contractor so, I told her I would take care of it. I would submit the contractor's invoices to the attorney and she could pay me back with her proceeds. I got the contractors scheduled to start the week after she moved out. I picked out paint colors, lighting, tile, carpeting for the bedrooms, granite, faucets, cabinet knobs, mirrors, vanities, & more. $24,000 and a month later, the job was done, staging done, photos & video taken and the home marketed. We marketing for a full week prior to listing it on Valentine's Day...and going under Contract, same day! With the average number of days on the market in Newman Manor of 129, we were thrilled with a Day-ZERO Contract and ultimately the sale! Average DOM - 129                                             My Client's DOM - 0Average price per square foot - $148.97        My Client's PPSF - $164.52 Best possible price BEFORE updates - $250,000SOLD price AFTER updates -                 $329,214 Instead of netting an extra $25K (our projected minimum), my client netted an additional $55,214 - and that is even after spending the $24K for upgrades!  Here's what we did... We went with an ALL NEUTRAL interior that was freshly painted throughout (including walls, ceilings, stair railings and trim throughout the house). Hardwood flooring throughout the main level living areas were in great shape and only needed to be cleaned. Large bulky drapery was removed to let the sunshine in.  New lighting throughout including new LED can lights and ceiling fans in master and family room. NEW furniture-style double vanity in master, Beautiful NEW tile floor, separate shower & tub.   New subway tile backsplash in kitchen, newer Fisher Paykal 2-drawer dishwasher in kitchen, new granite tops in secondary baths as well as powder room. The white appliances were relatively new and would have been changed out but, they had barely been used. We also had so many friends of the neighbors who were interested and not one of those who toured the home while the construction was being done, voiced a concern about the white appliances!   Eat-in kitchen (above) and formal dining and family room (below) - fireplace had newer gas logs.   Large brick-enclosed courtyard patio is great entertaining space - that area was spruced up, including the landscaping.   The new buyer is really going to enjoy the low maintenance living, amazing location and the incredible storage space, including the walk-up attic in garage. Thinking of selling but, don't want to manage the renovations?
